锂等多种微量元素,且含量丰富适中,全部符合国家标准,其出水温度为26.5℃,PH值7.4,实属稀有的珍贵矿泉水,山东省发展计划委[2003]1492号文专门批复予以开发。

项目提出的理由随着我国人民生活水平的不断提高,对清凉健康饮料的需求也与日俱增,饮用矿泉水是人们欢迎的饮料之一。瓶装矿泉水以其价格低廉、口味纯正、携带方便等优点,逐渐成为饮料产业的主导饮料;桶装矿泉水,不仅用于冷饮,更能方便百姓生活,而且还成为日常生活用水,逐步进入普通家庭。本项目建成投产后,可以以稀有矿泉水品牌为龙头,以点带面,带动各类水果、蔬菜深加工等相关产业的发展。三、市场分析
我国人均矿泉水消费量是世界上最低的国家之一,按目前我国矿泉水产量,人均年消费矿泉水仅有1.5升,相当于意大利人均消费水平的1%,若人均消费增加1升,矿泉水产量将比目前增加三分之二,所以,我国矿泉水的消费市场潜力是很大的。
本项目生产的矿泉水,碘、锶、镁等微量元素较高,各项指标符合国家饮用天然矿泉水标准,为优质矿泉水。目前单县每年纯净水消费量为15万吨,而矿泉水行业还是空白,因此,具有良好的市场发展前景。

项目建设条件单县位于鲁西南的南部边缘,苏、鲁、豫、皖四省的结合部,自古就是商贾云集之地,商品集散中心。属黄河冲积平原,地势西南高,东北低。地面坡降平缓,在大地构成上,为第三系沉降区及第四系沉积区。气候属北温带季风区大陆性气候,平均气温13.9℃,年降水量739.9mm,无霜期年均为213天。区内浅层地下水质以重碳酸盐型水为主,阳离子则以钠为主。中层地下水为咸水,矿化度大于2.5g/L,属氯化物硫酸盐型水,具承压性,埋藏深度54—240m。深层地下水全为淡水,含水层埋藏于250m以下。单县素有“中原锁钥、四省通衢”之称,地理位置独特优越。航空:距徐州机场90公里,郑州国际机场270公里、济南国际机场290公里,济宁机场70公里。港口:距青岛港500公里,日照港350公里,连云港330公里。铁路:京沪、京九、陇海、新石四条铁路围绕单县,距徐州、菏泽、商丘、济宁四个交通枢纽城市均在80公里以内。公路:105国道、定砀公路、单丰公路、单虞公路四条国、省道和正在规划建设的济商高速公路和菏徐高速公路在此交织相汇,连接京沪、京福、日东、连乌、济青五条高速公路。单县电力供应充足。项目用电由山东省电力网鲁西南分电网(单县电力系统)接入,。目前单县最大用电负荷7MW,拟建厂地附近有3.5万伏变电站一座,可满足项目用地需要。

拟建规模及产品方案该项目拟征地500亩,新建制水、注塑、灌装车间以及配电室、锅炉房、化验室、成品材料库、办公楼等建筑14100㎡,新钻500m矿泉水生产井6眼。该项目以先进成熟的生产工艺流程及自动化设备为保证,以省食品研究所做为技术依托,生产优质矿泉水。本项目拟新上四条水处理生产线,四条600ML/瓶灌装线,两条2L/瓶灌装线及两条桶装线,形成年产18万吨生产能力。

投资估算及资金来源项目总投资8022万元。固定资产投资7455万元(土建工程费1803万元、设备购置及安装费3819万元、其它费用1161万元、预备费541万元、建设期利息151万元),铺底流动资金567万元。企业自筹2522万元,申请银行贷款1322万元,其余4178万元由合作方投资。

经济效益分析项目年产矿泉水18万吨,每吨销售价1000元,合计正常年可实现销售收入18000万元。正常年项目利润总额为3790万元,所得税按国家规定税率为33%,所得税后利润为2569万元。根据财务现金流量分析和资金来源与运用分析,得出:a、财务内部收益率32.16%b、财务内部净现值(ic=12%)8448万元c、累计净现金流量25408万元d、静态投资回收期4.17年(含建设期)e、投资利润率(税后)=投资利润总额÷(固定资产投资+项目流动资金)×100%=27.5%f、投资利税率=正常年税总额÷(固定资产投资+项目流动资金)×100%=54.5
